Viking House Passivhaus, Dover

The latest building to be completed by WCR Space, at its Beechwood Business Park in Dover, is believed to be one of the most energy efficient offices in the UK. Independent energy consultants Energyfish report that heating costs for the 5,000sqft, three storey building could be as little as £250 a year, compared with £1,000 for an EPA ‘A’ rated building or £3,000 a year for a more typical conventional office of the same size.

The building has also recorded one of the lowest air-tightness tests achieved by any building in the UK, in a test carried out by Energist. It is predicted that the total energy bill for the building would be less than for an average four bedroom house, which on average would be around a quarter of the size.

Constructed to the German Passivhaus standard, the art deco style Beechwood Park building features a method of air flow which forces in fresh air through a filter system that also retains the vast majority of energy used to keep the air warm. The fresh air resulting from this process is cleaner than the outside air and will avoid the problems created by some air-conditioning systems which simply recycle old air, together with dust mites and other pollutants.

Mike Wallace, Property Director for developer WCR Property, says, “As well as significantly low energy costs, the new Beechwood Park development offers a healthy working environment, which will help promote productivity and creativity plus reduce absenteeism. German PassivHaus offices already show that these positive effects are possible. These factors are increasingly important for owners of commercial property, in the face of increasing legislation and rising tenant expectations.”

Energyfish Ltd, which is accredited by the Carbon Trust and Energy Institute, commented in their report that the impressive specification of the Beechwood Park development sets a standard for UK office design.
