Flexible Spaces

What flexible space is and how WCR Space provide it

Flexible spaces can be flexible in more ways than just physically. Rather than the traditional method of paying by the square foot annually, flexible spaces are paid by desks at a monthly rate. This allows for greater flexibility in the length of a lease. In turn, this then gives tenants greater flexibility in their ability to leave the lease.

This flexibility allows a tenant to choose the size of their space before they move in. It allows a tenant to manage seasonal fluctuations in demand by adding space in busier months on short term leases. Flexible spaces allow tenants to increase the size of their space as more of their workers come back to the office from remote working. It allows for a tenant to transition alongside their space rather than growing out of it.

Flexible workspaces are simply adaptable to the needs of their occupiers. They can be changed to suit the growth, change in focus or even downsizing, the reallocation of staff or resources.

Flexible spaces are known for their fixed, all inclusive monthly fees. Therefore, rather than having a huge bill at the end of the financial year with separate bills for parking, utilities and office space, flexible spaces have a single, all-encompassing fee each month.

WCR Space and flexible space

WCR Space have fully embraced the potential of the flexible space sector. Having previously favoured traditional office buildings, WCR Space switched to providing flexible office spaces in 2012. Since then, setting up business centres has been the focus. Today, WCR Space has business centres across Wales and England, with headquarters in Ashford, Kent, and an estate office in Cardiff.

Business centres suit the characteristics of flexible office spaces immensely, typically with some of the building unoccupied and tenants with changing needs, business centres reach their full potential with a flexible space style.

WCR Space for SMEs

SMEs make up the majority of tenants in WCR Space’s properties. It’s clear why, with the ease of paying bills, flexible leases, and ability to facilitate growth. Additionally, being in a large building with many other tenants, in a sort of business-community, provides easy access to business services and potential clients. For example, this website was created with the help of one of WCR Space’s former tenants, Big Lemon.

WCR Space for large businesses

The peripheral location of WCR Space’s properties makes them an ideal office space in a network of smaller locations as an alternative to one large building. Additionally, with flexible leases, a WCR Space is ideal as a short term, flexible-working alternative to the larger buildings with longer leases that were more popular pre-pandemic.
